Phase 3 Land Remediation Strategy in Kirkcaldy

If remediation is deemed necessary following the Phase 2 works, such as in the case of heavily contaminated sites e.g. former petrol stations, gas works or chemical plants, then a site specific remediation strategy can be produced. Design of a site specific remediation strategy, as with all stages of investigation, involves consultation with the regulatory authorities to ensure satisfactory design and implementation of the remediation programme. After the selection of remediation techniques, detailed plans for the phase 4 validation of the remedial works are produced. Remedial target criteria state the levels of contamination that can remain on-site without posing an unacceptable risk to any receptors. Depending on the project, contingency plans are produced if the remediation proves unsuccessful or if unexpected contamination is encountered.

What is ground remediation?

Ground remediation is the process of removing contaminants such as metals, chemicals and other hazardous materials from both the topsoil and subsurface. Environmental land remediation work is usually required on brownfield sites and industrial sites that are being redeveloped. There are a number of options and methods available in relation to ground remediation.

Why is environmental remediation important?

Environmental remediation is important as it ensures a safer environment for future developments including residential properties, schools, public buildings, commercial premises and industrial land use.

Can contaminated land be remediated?

The simple answer is yes. The type of remediation required will depend on the contamination found and how much of the land is contaminated. We will advise you on the best option to choose to ensure remediation work is carried out correctly in line with current environmental regulations.

How much does it cost to remediate contaminated land?

The cost of environmental remediation will depend on the type of ground you have, the size of the land, what type of contaminants are present and what ground remediation work is needed.

Can you claim land remediation relief?

Land remediation relief can only be claimed on a corporation tax return. However, it is not available on the expenditure that has or may be made in relation to capital allowance. In terms of capital gains tax, expenditure relating to ground remediation relief is not a deduction that is allowable.
